Meet the Students Leading the Steers Private Fund

Meet the Georgetown Students Managing Millions of Dollars of Real Estate Investments

Last spring, Georgetown University seniors Jack Childs (B’27) and Tucker Winstanley (B’27) were named co-heads of the Steers Private Fund through the 2026-27 academic year. Childs, who is from Rye, NY, and Winstanley, who is from Boston, MA, work alongside a team of 20 other undergraduate students to manage an AUM of over 1 million dollars.

We spoke with Jack and Tucker, who spent the summer interning at Blackstone and BrightSpire Capital, respectively, to learn more about the impact they hope to make on the Steers Private Fund during their time in charge.

Why are you passionate about commercial real estate?

Childs: I am passionate about commercial real estate because I am fascinated by the connection between consumer trends and the physical assets that enable industries to serve those preferences. 

Winstanley: I am passionate about commercial real estate because I love the combination of having both the qualitative aspects of dealing with physical assets while having the opportunity to analyze the numbers behind them.

Why are you a part of the Steers Private Fund? How do you believe it benefits Georgetown University real estate students?

Childs: I am a part of the Steers Private Fund because of the experience it offers to perform work that mirrors the real-world experience you’d be exposed to at many real estate firms. Screening and underwriting deals in live deal teams, as we do in SPF, helps students develop skills that are directly transferable to careers in commercial real estate.

Winstanley: I joined the Steers Private Fund to have the experience of participating on a live real estate deal team where each part of the process feels similar to how real firms operate, from sourcing, underwriting, and site visits, to investment committee meetings and ultimately closing.

What is your vision for the Steers Private Fund during your term?

Childs: During my term, my goal is to motivate active members and prospective members to deeply involve themselves in the deal screening and presentation components of the role to help them improve their underwriting skills.

Winstanley: My vision for the Steers Private Fund during my term is to recruit a passionate group of members this semester and continue building relationships with alumni and professors active in the industry and firms interested in collaborating with SPF.

Where do you see yourselves in 5 years?

Childs: In 5 years, I hope to have gained valuable experience analyzing deals across different asset classes and have helped connect Georgetown students to opportunities in the industry.

Winstanley: I see myself in 5 years having gained lots of experience on a wide variety of deals, assets classes, and markets, and ultimately grow on an ambitious team.

Tell us about your Summer Internship experiences: 

Childs: As a summer intern on Blackstone’s Real Estate BREDS Asset Management team, I had the opportunity to analyze and underwrite creative loan modification solutions as well as hold/sell analyses for owned assets. It was an excellent opportunity to build on the foundational skills I developed so far at Georgetown. The technical abilities that I have learned in real estate courses and through my involvement with undergraduate student organizations at Georgetown proved invaluable in my experience this summer.

Winstanley: As a summer intern on BrightSpire Capital’s originations team I had the opportunity to work on the underwriting models of transitional real estate credit investments. In the end, it was a great opportunity to hone my technical skills and to continue to build on everything I’ve learned so far in courses such as The Real Estate Game, Real Estate Finance and also undergraduate real estate clubs.
